How it works

From vacant lot to leased homes

Each project follows four stages. KBG manages the construction path from site selection through completion.

STEP 1

Acquire the lot

Identify infill lots zoned for multifamily density, then complete due diligence, design and City of Phoenix permitting.

STEP 2

Install Casita units

KBG pours foundations, runs utilities, sets the factory-built units by crane and builds the stairs, walkways and decks.

STEP 3

Lease up

Completed studios are offered for rent with professional property management.

STEP 4

Hold or sell

The property is held as a rental or sold, as set out in the project's offering documents.

Why BOXABL Casitas

A factory-built studio, installed by a licensed Arizona contractor

  • Factory-built. Each Casita is built in a factory and delivered to the site, so on-site work focuses on foundations, utilities and installation.
  • 19' × 19' studio, 361 sq ft. 9'6" ceilings, 8' doors and windows, a full-size kitchen and a full bathroom.
  • Approved in Arizona. The BOXABL Casita (two-door model) is currently the BOXABL model approved for installation in Arizona.
  • KBG handles the build. Kingdom Builder Group is an Arizona BOXABL dealer and installer and a licensed general contractor (AZ ROC #348837) managing site work, permits, utility connections and installation.

BOXABL is a trademark of its owner. No affiliation or endorsement implied.

Projects

Planned Casita multiplex projects

Four projects are in planning: two 4-plexes and two 8-plexes. Each project is a separate offering with its own offering documents. Investing in one project does not give an interest in any other. Sites have not been selected, so location and land cost are TBD.

4 separate offerings

About these figures: Each project is a separate offering through its own project LLC, and figures are shown per project. Equity raise goals and total project costs are preliminary estimates from our pro forma base case (equity goal = estimated total project cost less an estimated loan) and will change when a site, land cost and financing are set. "Raised" counts only investments accepted under signed offering documents. Locations and land costs are not yet set. Any offering will be made only to verified accredited investors through that project's offering documents. No returns are shown or implied. Investing involves risk, including possible loss of capital.

How the building works

Front stairs land at the upper front doors. Private rear decks serve the upper units. Unit fronts face an on-site parking lot with a landscaped strip and front walk, not a street.

FAQ

Frequently asked questions

What is the minimum investment?

The minimum investment is $25,000. Terms, eligibility and risks are described only in offering documents provided to qualified investors.

What are the terms and expected returns?

Terms are provided to qualified investors through offering documents. We do not publish projected returns on this page. Investing involves risk, including possible loss of capital.

Are stacked Casita buildings approved?

These are design concepts. Each project requires structural engineering for the two-story design, multifamily zoning, and City of Phoenix plan review and permits before construction.

Is each project a separate offering?

Yes. Each project will be offered separately through its own project LLC (names to be determined), with its own offering documents, funding goal and investors. An investment in one project does not give an interest in any other project. Eligibility, terms and risks for each project are described only in that project's offering documents.

Where will projects be located?

Sites have not been selected yet. Each project card shows "Location TBD" and "Land cost TBD" until a site is under contract. We are evaluating Phoenix infill lots with zoning that allows multifamily density.

Who builds the project?

Kingdom Builder Group, a licensed, bonded and insured Arizona general contractor (ROC #348837), manages site work, utilities and installation.

I own land. Can I partner with KBG?

Yes. Landowners and development partners can learn more on our Build or Invest in an Arizona Development page.
